HOA Provided Services:	Owners Responsibility:
Complete irrigation maintenance throughout the 37 acres of property, including 2 pump houses, a retention pond, and water shares.	The personal planting areas (typically 24 inches around the foundation), as well as personal property must be maintained and free of weeds or volunteer trees.
Lawn and ground maintenance throughout the property, including mowing and weed trimming, fertilization and weed control, as well as trimming of common area bushes and grape vines. Fall cleanup including leaf pickup. Common area tree maintenance.	Elm, Russian Olive, Aspen, Globe Willow, Maple, Cottonwood, Golden Rain, Sycamore, Catalpa, Honey Locust, Redbud, or fruit-bearing trees are not permitted. In cases of pre-exiting fruit trees on the property, the property owner is responsible for keeping fruit picked up from below the tree.
Parking lots Sidewalks Mailboxes Dog waste stations Fence maintenance RV Lot management	Trimming and maintenance of all trees, bushes or other vegetation on their property, so they do not become a potential hazard, and they don’t interfere with lawn services. Stumps must be ground down to below the level of the surrounding soil, fill soil added if necessary, and new sod installed. Domestic water for all units	All house maintenance including painting, AC units, windows, ect.
